What Drives the Cost of a Metal Carport in Northeast Florida

Attached metal carport installed in Northeast Florida

Carport pricing is hard to research because the honest answer is a range so wide it is useless. A small single-vehicle cover and a tall RV structure with enclosed sides are the same product category and nowhere near the same price.

The good news is you do not have to guess or wait on a callback. As an authorized MESC dealer, we configure carports and metal garages through a builder where you spec the structure and see the price for your exact build.

Before you start clicking, here is what each decision actually does to the number, so you are making informed tradeoffs instead of guessing at options.

The six things that move the price

1. Footprint

Width and length, obviously. But width matters more than length in most builds because it drives the span the roof structure has to carry. Going from a single to a double is not a linear step up in cost.

Think in vehicles and clearance, not in feet. A single vehicle plus room to open the door on both sides is a different width than a single vehicle parked tight.

2. Height

This is the factor people underestimate. Standard height covers cars and most trucks. Once you are covering an RV, a boat on a trailer with a tower, or a lifted truck, you move into taller leg heights, and taller legs mean more material and more wind load to engineer for.

Measure the tallest thing you are parking under it. Then add clearance. Then measure again, because people consistently forget the antenna, the roof rack, or the trailer tongue jack.

3. Roof style

Three options, and they are not just cosmetic.

Regular. The most economical roof. Rounded corners, panels run horizontally along the length of the structure.

A-frame horizontal. A peaked roofline with horizontal panels. Better appearance and it matches a house roof more closely than a regular roof does.

Vertical. Panels run vertically from the peak down, so water and debris shed off the ends rather than sitting on the roof.

In Florida the water shedding matters more than people expect, particularly on wider structures where a horizontal panel run gives rain more opportunity to sit. If you are building wide or you are under trees, this is the upgrade worth understanding before you dismiss it on price.

4. Number of bays

Extra bays add cost roughly in proportion to the additional structure, and they are one of the configurable add-ons. If there is any chance you will need to cover a second vehicle or a trailer later, price the extra bay now rather than adding a separate structure later.

5. Enclosure and openings

Sides, end panels, walk-in doors, and full enclosure are all configuration options rather than separate products. Each one moves you along the spectrum from open carport to enclosed garage.

Practical advice: if you are adding two or three sides, price the fully enclosed version in the same session before you commit. The gap is often smaller than people assume, and an enclosed garage gives you lockable storage and workshop space that an open structure does not.

6. Site conditions and anchoring

This is the cost line people never anticipate and the one that matters most for whether the structure survives.

What you are anchoring into changes the job. A poured concrete pad, compacted soil, sand, and clay all take different anchors. A sloped site may need grading or a different foundation approach before anything gets installed.

On installation day our crew handles site placement, levels the structure to your prepared pad or ground, and anchors it properly for Florida’s storm season. That work is not where to look for savings.

Why galvanized steel

Northeast Florida is hard on outbuildings. UV fades everything, afternoon storms soak interiors, hurricane season brings wind and flying debris, and coastal-adjacent neighborhoods add salt-carrying air on top of it.

Termite pressure across Duval County in particular makes wood outbuildings a losing bet over time. Galvanized steel resists termites, rot, and moisture with virtually no upkeep, which is why the entire product line is built that way.

Delivery and assembly are included

Free delivery and installation up to 50 miles. Unlike our sheds, which arrive pre-built, carports and garages are assembled on your property. Our crew brings the materials, places and levels the structure, and anchors it. You do not move a beam.

Outside the 50-mile radius, see extended delivery areas.

Financing

Rent-to-own is available with one month down, no credit check required, and terms up to 60 months. You use the structure while you pay for it and you can pay the balance off early at any time.

Permits, before you get too far

Permit requirements for carports vary by city and county based on size, placement, and intended use, and attached and freestanding structures are often treated differently.

One of the practical reasons people choose a carport over a full garage build is avoiding some of that cost and complexity, but whether that holds for you is jurisdiction-specific. Check your local building department before ordering. Our FAQ page links to the official permit pages for Jacksonville, Clay County, St. Johns County, Nassau County, Baker County, Putnam County, Flagler County, and Green Cove Springs.

If you are in an HOA, confirm separately whether open structures are allowed, and what the rules are on height, color, and placement.

What to have ready before you configure

  • What you are covering, and the tallest point of it
  • Rough footprint, and whether you want a second bay
  • Where it is going, and whether the ground is level
  • What the surface is: concrete, compacted soil, sand, grass
  • Whether you want any sides enclosed or a walk-in door
  • Whether you are in an HOA, and what it restricts
  • Your access width and any overhead limbs along the route

Where we deliver

Free delivery and installation within 50 miles covers most of Northeast Florida, including Jacksonville, Orange Park, Yulee, St. Augustine, and Macclenny.

Frequently asked questions

How much does a metal carport cost in Florida?

It depends on footprint, height, roof style, number of bays, enclosure options, and site conditions. The MESC builder prices your specific configuration, so you can see the number for your exact build rather than working from a range.

What is the biggest cost factor?

Usually width and height together, because they drive the structural span and the wind load. Site prep and anchoring is the factor people most often fail to budget for.

What is the difference between regular, A-frame, and vertical roofs?

Regular is the most economical, with horizontal panels and rounded corners. A-frame horizontal adds a peaked roofline that matches a house more closely. Vertical runs panels from the peak down so water and debris shed off rather than sitting on the roof, which matters on wider structures and under trees.

Is a taller carport much more expensive?

Yes, meaningfully. Taller legs mean more material and more wind load. If you are covering an RV or a boat on a trailer, budget for the height difference up front.

Can I put a carport on grass or dirt?

The crew levels the structure to your prepared pad or ground and anchors it. The anchoring approach depends on the substrate, and a sloped site may need work before installation. Tell us what your ground looks like.

Is it cheaper to add sides later or order enclosed?

Price both in the builder in the same session. Enclosure is a configuration option rather than a separate product, and the gap between a mostly-sided carport and a full garage is often smaller than people expect.

Do you offer rent-to-own on carports?

Rent-to-own is available with one month down, no credit check, and terms up to 60 months.

Do I need a permit for a carport?

Requirements vary by city and county based on size, placement, and use, and attached structures are often treated differently than freestanding ones. Check your local building department first.
