Rent-to-Own Sheds in Jacksonville: How It Works, What It Costs, and Who Qualifies

Rent-to-own portable buildings available in Jacksonville, Florida

Most people who call us about a shed have already priced one out and hit the same wall. The building they actually need costs more than they want to put on a card in one go, and financing usually means a credit pull they would rather avoid.

Rent-to-own solves that, and it is the most common way our customers end up with a building. But the term gets used loosely in this industry, so here is exactly how it works at Better Buildings, what it does not cover, and how to tell if it fits your situation.

What rent-to-own actually means

You put down one month’s payment. The building gets delivered to your property. You use it while you pay for it. When the payments are done, you own it outright.

That is the whole structure. There is no balloon payment at the end, no separate purchase option to exercise, and no requirement to re-qualify partway through.

Four things make our program different from a typical financing arrangement:

  • One month down. Not a percentage of the purchase price, not a deposit plus first and last. One month’s payment gets the building on your property.
  • No credit check required. We do not pull your credit to approve a rent-to-own agreement.
  • Terms up to 60 months. You pick the length that makes the monthly number work for your budget.
  • Early payoff at any time. If you want to clear the balance in month eight, you can.

There are no hidden fees and no complicated contracts. If something is not clear when we walk you through it, that is on us to fix before you sign anything.

What you are actually paying for

Our current inventory runs from about $1,998 for a compact garden shed up to around $9,198 for a lapsider cottage. Most homeowners land somewhere in the middle, in the range of a mid-size storage shed or a lofted barn.

A few things are included that people often assume are extra:

  • Free delivery and installation within 50 miles. That covers most of Duval, Clay, St. Johns, and Nassau counties.
  • Electrical pre-wiring. The building comes ready for an electrician to connect, rather than needing to be retrofitted later.
  • Leveling, anchoring, and tie-down. The building is not just dropped off. It is set, leveled, anchored, and tied down to the installation requirements, which is what the 160 mph wind rating on Lark Accu-Steel buildings depends on.

Pricing moves as stock turns over, so the numbers above are a snapshot. Check the current inventory for what is on the lot today.

Who this works well for

Renters and recent buyers. If you have not built up equity or a long local credit history yet, the no-credit-check structure removes the usual obstacle.

People who need the building now, not next year. In-stock buildings are typically delivered within 5 to 7 days. If you are trying to clear a garage before a move or get equipment out of the weather before storm season, waiting to save up the full amount is the expensive option.

Anyone who would rather keep cash liquid. Paying $4,000 out of pocket for a shed and then hitting an unexpected repair is a worse position than spreading the building over 36 months and keeping the cushion.

Who should probably just buy outright

If you have the cash and no competing use for it, buying outright is simpler. Rent-to-own is a convenience structure, and convenience is never free. We will tell you that directly rather than steer you into a payment plan you do not need.

The process, start to finish

1. Pick the building. Come see it at the Philips Hwy Sales Lot at 9092 Philips Hwy, or browse inventory online first. Seeing an 8×12 in person is genuinely different from reading the dimensions.

2. Check your site access. This is the step people skip and then get surprised by. We need roughly one foot of clearance on each side of the building to get it into place. A 12-foot gate generally allows a 10-foot-wide building. If you have a narrow gate, mature oaks, or a tight side yard, tell us before delivery day and we will look at it.

3. Confirm permits and HOA. Requirements vary by city and county depending on size, placement, and use. Our FAQ page links directly to the permit pages for Jacksonville, Clay County, St. Johns County, Nassau County, and the rest of our service area. If you are in an HOA neighborhood, check the rules on color, size, and placement early. We can customize a building to help meet HOA requirements, but you will need to confirm what your specific neighborhood allows.

4. Set the terms. One month down, pick your term length, sign.

5. Delivery. In-stock buildings typically arrive within 5 to 7 days. Custom builds run 3 to 4 weeks.

Rent-to-own across the Jacksonville area

Free delivery and installation covers 50 miles from our lot, which reaches most of the metro. We deliver rent-to-own buildings throughout Jacksonville including the Southside, Mandarin, and the beaches, plus Orange Park and Clay County, St. Johns County, and Nassau County.

If you are outside the 50-mile radius, we still deliver. See extended delivery areas for how that works.

Frequently asked questions

Do you run a credit check for rent-to-own?

No. A credit check is not required for our rent-to-own program. That is one of the main reasons customers choose it over conventional financing.

How much do I need to put down?

One month’s payment. There is no separate deposit or down payment percentage on top of it.

How long are the terms?

Up to 60 months. You choose the term length, and shorter terms mean higher monthly payments and less total cost.

Can I pay it off early?

Yes, at any time. There is no prepayment restriction.

Is delivery included?

Yes, delivery and installation are free within 50 miles of our Jacksonville lot. That includes leveling, anchoring, and tie-down.

How fast can I get the building?

In-stock buildings are typically delivered within 5 to 7 days. Custom-built buildings typically take 3 to 4 weeks.

Do I need a permit for a shed in Jacksonville?

It depends on size, placement, and intended use. The City of Jacksonville publishes a residential shed permit page, and we link to it along with every other county we serve on our FAQ page. Check before you schedule delivery.

What happens if I move before it is paid off?

Talk to us. Every situation is different and we would rather work through it with you than have you guess.
